Is There Really a Spring Market and Should I Wait For It?

Spring is active, but waiting for it isn’t always the best move for buyers or sellers.
You’ve probably heard the phrase “spring market” a hundred times — and yes, in real estate, it’s definitely a real thing. Spring often brings more listings, more buyer activity, and more movement overall.
But does that mean you should automatically wait for spring to buy or sell a home in Central Maryland?
Not necessarily.
For sellers, spring can be appealing because homes often show beautifully that time of year. Landscaping looks better, daylight lasts longer, and buyer activity tends to increase. But because so many sellers think the same way, spring can also bring more competition.
For buyers, spring can mean more choices. That’s a good thing. But it can also mean more competition for the best homes, especially in desirable neighborhoods or popular price points.
In other words, spring brings energy — but not always an automatic advantage.
Sometimes listing before the peak spring rush can actually benefit sellers. A well-prepared home that hits the market when inventory is still low may stand out even more.
Likewise, buyers who start before peak competition ramps up may have a better experience than those who wait until everyone else jumps in.
The better question isn’t “Should I wait for spring?” It’s “What does the timing of my move mean for my specific goals?”
If you’re ready financially, emotionally, and logistically, waiting for a seasonal label may not serve you. Real estate timing works best when it matches your life — not just the calendar.
Yes, there is a spring market. But no, it isn’t always the magic answer people assume it is.
